How to Become a Successful Singapore Real Estate & Property Agent?

For many, a career in real estate is highly attractive as it offers a departure from the mundane 9-to-5 routine. It also provides great flexibility, and most excitingly, the potential to earn a five to six-figure commission in a single transaction.

However, let’s be honest, not all real estate agents achieve the goals they initially set. Countless individuals don’t make it past the first two years due to failures experienced along the way.

If you’re new to the real estate industry as an agent, or have been struggling on this path without seeing tangible success, here are some important tips that may inspire you on your journey to becoming a successful real estate agent.

Time Management and Self-Discipline

If you ask real estate agents what they like most about their job, it’s the flexibility. They can decide when to start and end their workday. But be warned: trying to do everything on a whim without goals, striving without a plan, and lacking structure is a recipe for disaster.

Without proper time management, self-discipline, and self-reflection, you can easily fall into a negative spiral, losing your grip on your career goals and motivation.

In the beginning, be more disciplined in creating a daily schedule that includes a to-do list with activities like regular market research, making sales calls, viewing properties, and family time.

You need a clear understanding of your schedule so you can plan your path to achieving your career goals through small, manageable steps and targeted action plans.

Stay Updated with Market Information and Regulations

For any home buyer or seller, entrusting you with a property decision that could be worth millions of dollars requires more than just a few property viewings.

Especially in an era where most information is available with just a few clicks, clients are knowledgeable and likely to dismiss general statements that are not backed by facts or seem too good to be true.

The best way to gain trust and build confidence is to arm yourself with extensive market knowledge, professional skills, and experience, and to be sincere.

If you’re new to the industry, consider starting with property valuation, Singapore regulations, and current market conditions.

For experienced real estate agents, researching property investment strategies and the potential impact of macro and microeconomics on real estate trends can open up conversations with sophisticated property investors—the people who trade in the market long-term.

Set Goals and Make a Plan

Benjamin Franklin famously said, “If you fail to plan, you are planning to fail!” This is especially true for real estate agents. Without predetermined goals and plans, you’ll have a slow start and ultimately miss out on your dream of a million-dollar deal.

If you don’t know where to start, try listing your goals based on the five SMART principles.

Specific | Measurable | Attainable | Relevant | Time-Bound

The more specific your goals are, the greater your chances of achieving them.

It’s like losing weight—if you know how many kilograms you want to lose and then break down the goal into a feasible timeline and methods, you’re more likely to achieve it than if you randomly try a bunch of diets on a whim.

Use the Right Marketing Methods for Your Niche Market

Whether you choose to distribute flyers in HDB estates or use digital marketing to generate traffic, the key is to know who your target audience is and which marketing channels can most effectively reach them.

Sometimes, real estate agents stubbornly stick to the traditional channels they are used to, without adopting marketing methods more suited to the current digital world.

While there’s no need to abandon proven traditional marketing methods, why not explore other approaches like content marketing, email marketing, social media marketing, and search engine optimization (SEO) to build a following and further promote your brand to a wider audience?

Be Customer-Centric and Cultivate Good Communication Skills

Being a customer-centric agent will help you go further in your real estate career, especially in an age where almost everyone looks for some form of review or validation before hiring someone or buying a product.

If you focus on providing genuine service, not just making a one-time sale, a positive reputation and word-of-mouth recommendations will surely bring you more opportunities in the future.

More importantly, communicate clearly and specifically so that the client’s expectations are aligned with the services you can provide. In a million-dollar property transaction, any confusion is not only frustrating but could also cost you dearly.

Personal Branding

Recognize that you are more than just a salesperson; you are a personal brand recognized by your clients.

A well-established personal brand can bring you numerous opportunities (not limited to property buying and selling), including interviews, speaking engagements, networking, collaborations, and more.

Here are some basic tips for building your personal brand:

  • Identify what you want to be known for and build your brand and content around it.
  • Clean up your social media accounts to align your online reputation with your brand.
  • Publish compelling content, such as blogs, social media posts, or books/e-books, to attract your audience and keep them coming back for more.
  • Understand who your target audience is and build a brand image that resonates with them.

Find a Mentor

If you’re a newcomer just starting out, working with a mentor will give you a good start in the industry and broaden your knowledge beyond the Real Estate Salesperson (RES) course.

Don’t mistake a mentor for a day-to-day manager; the relationship with a mentor should be more personal, and they will help you shorten the learning curve through professional guidance. This means learning from someone experienced in the field who can show you winning methods and potential pitfalls in a short amount of time.

If you find a mentor who can guide you, be prepared to learn quickly and proactively. Don’t be shy about asking questions and always keep an open mind to what you will discover.

Don’t Worry, It Will All Pay Off

Rome wasn’t built in a day, and you shouldn’t expect your real estate career to be an overnight success. But remember, with the right goals, strategies, and planning, you’ll soon be on your way.

Who knows? Buying and selling properties might just be the first step in an exciting career, with more rewarding adventures waiting around the next corner.

If you’re not getting the results you’re after, stay positive and resilient. Stick to the right methods, and eventually, you will be rewarded.

I look forward to your success. May you find great meaning in your career, helping those who need you to find their dream homes and change their lives.
