Bedok’s First Private Residential Project in 10 Years: Sky Eden@Bedok

Bedok Planning Area

The eastern part of Singapore has always been a hotspot for property buyers. It is favored by buyers and investors for its excellent geographical location, the longest coastline on the island, a tranquil and pleasant living atmosphere, and as a hub for leisure and entertainment. Famous destinations in the eastern region include Bedok, Changi, Paya Lebar, Tampines, and Pasir Ris.

The East Coast Sustainability and Greenery Plan will transform this area into a vibrant, green home. In addition to enhancing community tree planting, resident gardening, and providing horticultural job opportunities, it also includes expanding gardening spaces and creating a new 15-kilometer Central Green Corridor.

Among the nine residential planning areas in Singapore, Bedok is the most populous, with a total population of 276,990 in 2020. For those familiar with the Bedok community, the area has undergone a dramatic transformation over the past decade. Nearly ten years ago, the Bedok Integrated Transport Hub opened, featuring an air-conditioned Bedok Bus Interchange connected to Bedok Mall and Bedok MRT station. The completion and occupancy of Bedok Residences, the first integrated residential project in the East, also marked the comprehensive amenities and excellent public facilities of the mature Bedok community. This was followed by the opening of the community hub, Heartbeat@Bedok, which consolidated previously scattered facilities, including a polyclinic, community club, library, sports center, retail outlets, an active health experience center, and an elderly care center. These three core building clusters have successively met the various living needs of Bedok residents. Today, the community is more vibrant than ever, boasting first-class amenities and transportation connectivity.

    Sky Eden@Bedok

Sky Eden @ Bedok Singapore condominium project

Sky Eden@Bedok is located in Singapore’s District 16, a mixed-use development in the heart of Bedok, an eastern town of Singapore. Sky Eden@Bedok is close to Bedok MRT station and bus interchange. The project’s predecessor was the Bedok Point shopping mall, developed by Frasers Property, and it is the first non-landed private residential project launched in Bedok in 10 years. The new project is near Bedok MRT Station, and the only other visible private residence is Bedok Residences, a mixed-use development that debuted in 2011.

    Project Scale and Unit Types

The project site has a land area of approximately 4,136.6 square meters and holds a 99-year leasehold. Sky Eden@Bedok consists of one 17-story building with a total of 158 units. The project sold 118 units on its launch day, accounting for 75% of the total units. The 158 residential units include 64 two-bedroom units (with areas between 61 and 69 square meters), 78 three-bedroom units (with areas of 83 and 101 square meters), and 16 four-bedroom units (with an area of 121 square meters).

    Urban Oasis

Sky Eden@Bedok has received a Green Mark Gold-plus rating from the Building and Construction Authority. The design adopts an “urban oasis” concept, with sky gardens next to each unit on every floor, and the north and south towers are connected by sky gardens on every level. Hanging plants and green walls are seen throughout. Each floor is covered in greenery, forming vertical green belts.

As a small-scale development, it is a perfect example of “small but complete.” The developer has maximized the use of space while generously allocating a large portion to create green landscapes. Additionally, the project is equipped with an environmental deck, community farm garden, co-working space, infinity pool, and an eco-pond. The abundant greenery decorates the building like a natural green sunshade, which is both aesthetically pleasing and helps to soothe and reduce heat, making residents feel comfortable in body and mind even on hot summer days.

Stepping from the lush green grounds into the residential units, the interior design features a minimalist and stylish palette of gray, white, and brown. The bright and clear colors create a comfortable theme for Sky Eden@Bedok.

    Convenient Transportation

Sky Eden@Bedok is just a 3-minute walk from the East-West Line’s Bedok MRT station and bus interchange. The MRT commute to the Central Business District is about 25 minutes, while the journey to the regional centers of Paya Lebar and Tampines is only 15 minutes. Car owners can easily access the Pan-Island Expressway (PIE) and East Coast Parkway (ECP) via Bedok North Avenue 3 and Bedok South Avenue 1, respectively.

    Community Hospital

Residents in the eastern part of Singapore can expect the region’s second public hospital by 2030. The new integrated and community hospital will be located next to Bedok North MRT station, on a site near the junction of Bedok Reservoir Road and Bedok North Road, and will be operated by SingHealth.

    Work and Development Opportunities

Furthermore, the project is close to Changi Business Park, home to numerous technology and financial services companies. The expansion of Changi Airport and the growth of emerging aviation-related industries will also inject vitality into the eastern region of Singapore. These initiatives are likely to boost rental demand in Bedok and its surrounding towns.

    Vibrant Lifestyle

Bedok Central is vibrant and full of life, where residents and visitors can purchase daily necessities, enjoy a variety of hawker food, and where shop owners and suppliers conduct their trade.

Bedok Mall, with over 200 shops, is right next door. Other great shopping destinations include Djitsun Mall and nearby neighborhood shops and supermarkets. Sheng Siong Supermarket and Bedok Interchange Hawker Centre are both located between the MRT station and Sky Eden@Bedok, allowing residents to easily access two large grocery stores and 70 hawker stalls within a 3-minute walking radius.

From here, you can also walk to nearby community event spaces like Bedok Town Square. The landmark community hub, Heartbeat@Bedok, houses amenities such as a public library, a polyclinic, a swimming complex, and the Kampong Chai Chee Community Club, where Bedok residents can participate in a range of sports and wellness activities.

    School Resources

Sky Eden@Bedok lives up to its name as a property in a good school district, with as many as 16 schools in the vicinity, including Temasek Junior College, Bedok Green Primary School, Bedok View Secondary School, and APSN Katong School for special needs students. The availability of primary schools, higher education institutions, and universities will make this condominium project a top choice for families with children.
