Details for the May 2022 Build-To-Order (BTO) launch are out, and this sales exercise includes projects in some of Singapore’s hottest neighbourhoods, including Bukit Merah, Queenstown, and Toa Payoh.

A total of 4,583 BTO flats will be offered in the estates of Bukit Merah, Jurong West, Queenstown, Toa Payoh, and Yishun. Additionally, in August 2022, the Housing & Development Board (HDB) will offer about 6,300 to 6,800 BTO flats in areas like Ang Mo Kio, Bukit Merah, Choa Chu Kang, Jurong East, Queenstown, and Woodlands. This number may change if new information on additional projects is received closer to the launch date.

Additionally, HDB, Sport Singapore, and the Urban Redevelopment Authority (URA) have announced that about 1,660 BTO flats will be launched in Farrer Park within the next three years. The housing project will feature integrated sports and recreational facilities. Given the area’s prime location and fantastic connectivity to multiple MRT lines, we dare say this project will be a hot topic for years to come.

In the May 2022 BTO sales exercise, some projects are located in three very popular mature estates—Bukit Merah, Queenstown, and Toa Payoh.

We expect the projects launched in mature estates to be highly competitive as usual. The BTO projects in Bukit Merah and Queenstown are launched under the Prime Location Public Housing (PLH) model. On the other hand, Jurong West and Yishun, while being non-mature estates, are relatively well-known and have abundant amenities.

All launched projects are within walking distance of MRT stations that connect directly to the CBD without requiring a train transfer, making them more attractive to those working in the city.

If the May 2022 BTO launch does not meet your expectations, you might be more interested in the 6,000 BTO flats to be built on the site of the Keppel Club. These units are planned for launch within the next three years. As of now, HDB has not confirmed whether the PLH model will apply to the flats on the Keppel Club site.

Located in a prime spot within a popular mature estate, Kim Keat Heights is expected to be highly sought after. Although 2-room Flexi, 3-room, and 4-room units are available, there are only 385 units in total, so competition will be fierce.

Yishun Beacon is centrally located within the estate, right next to Yishun Community Hospital and Khoo Teck Puat Hospital, just across the road from Yishun Swimming Complex, and within easy walking distance of numerous schools, including Yishun Innova Junior College.

The flats are about a 9-minute walk from Yishun MRT station, Yishun Bus Interchange, and the area’s main shopping mall, Northpoint City. Via Yishun MRT station, Raffles Place can be reached directly on the North-South Line in under 35 minutes.

Yishun’s reputation has some controversy, but if you can look past that, this May 2022 BTO project is genuinely attractive, considering its location, connectivity, and nearby amenities.

Conclusion: Which May 2022 BTO Project Should You Go For?

Affordability

The BTO projects in the mature estates of Bukit Merah, Queenstown, and Toa Payoh are likely to be heavily oversubscribed and command high prices due to their prime locations. Those who prioritize location and have a generous budget can consider these projects, but must be prepared for stiff competition.

For those on a tighter budget, the May 2022 BTO projects in Yishun and Jurong West are excellent choices, with the Jurong West BTO, Lakeside View, being the most affordable. Even so, both projects are quite convenient as they have nearby MRT stations with direct access to the CBD. Furthermore, the Jurong West flats may have good investment potential due to the development of the Jurong Lake District. It could be said that Yishun Beacon offers a good compromise between price and convenience.

Convenience

All projects have good connectivity and are within a reasonable walking distance of an MRT station with direct access to the CBD, requiring no transfers.

Bukit Merah Ridge has the most central location and best connectivity, with a commute to the CBD taking less than 15 minutes. Ghim Moh Ascent in Queenstown and Kim Keat Heights in Toa Payoh are also located in highly desirable neighbourhoods with easy access to the CBD.

Popularity

The May 2022 BTO project in Bukit Merah is likely to be the most popular due to its central location. The projects in Queenstown and Toa Payoh will also be in high demand as they are in popular neighbourhoods.

The Jurong West project may also be popular due to its attractive location within an up-and-coming neighbourhood.

Alternatives to the 2022 BTO Projects

This batch of BTO flats may take three to five years to be completed. If you need a home more urgently, you might consider buying a resale HDB flat or a Sale of Balance Flat (SBF).
