What is the Maximum Mortgage Loan Amount?

The maximum home loan amount will be determined by the lending institution, which could be the HDB, banks, or other financial institutions.

The maximum loan amount is also subject to the Loan-to-Value (LTV) ratio and the Total Debt Servicing Ratio (TDSR) limits.

As of 2025, Singapore’s latest LTV limit is 75%, and the TDSR limit is 55%.

This means that for a property valued at S$1 million, the loan amount cannot exceed S$750,000. If your monthly income is S$10,000, your total monthly debt repayments cannot exceed S$5,500.

Can the Mortgage Repayment Period be Changed?

If you have a loan from a bank or another financial institution, you may be able to extend the repayment period.

However, if you choose to make an early full or partial repayment, you will typically need to pay a penalty (prepayment fee), which ranges from 0.75% to 1.50% of the repaid amount.
