First, to find a legitimate Singapore property agent, check their qualifications and license:

    36

In Singapore, not just anyone can be a property agent. Since 2010, Singapore’s Council for Estate Agencies (CEA) has mandated that all new real estate agents must pass the compulsory Real Estate Salesperson (RES) examination. This exam is actually very difficult, with a pass rate of less than 20%, and it covers professional knowledge in various fields. Even experienced agents need to work hard to pass it.

Therefore, the first step in selecting a Singapore property agent is to check their license. Only after passing the RES exam can one apply for a real estate agent license. Thus, holding a real estate agent license at least indicates that the agent’s professional capabilities are trustworthy. Moreover, this license can be verified directly on the official CEA website.

Second, look at their years of service and experience.

There are many so-called “dormant agents” in Singapore who have passed the exam and obtained a license but have never closed a single deal. After all, exam-taking ability and practical skills are not always equivalent.

Generally, property agents who can survive and remain active in this industry are highly capable: they can quickly and accurately match your needs, saving you time and energy, and provide suitable advice. When it’s time to negotiate for a property you like, they possess strong bargaining skills to help you save on unnecessary expenses. If problems arise during the home-buying process, they can handle them properly, which means they are “reliable.” Furthermore, they are knowledgeable and well-connected. It is best to find a local Singapore property agent, as they understand their own country and culture best.

    Finally, personal chemistry.

Buying a home is a major event, especially when buying overseas. It involves countless steps and procedures, and problems can arise at any stage. Therefore, in addition to verifying a property agent’s professional abilities and experience, finding an agent you connect with is also very important. A person’s intuition is often very accurate. Some agents may have the license and experience, but if you just don’t feel comfortable with them after interacting, it’s best to switch decisively to avoid being reluctant to let go of sunk costs if issues arise later.

Additionally, don’t try to save money by bypassing a real estate agent to buy a property yourself. It’s not only time-consuming and laborious but also easy to fall into traps. It’s better to leave professional matters to the professionals. After all, in Singapore, you do not need to pay an agent’s commission when buying a property.
