United Venture Development has announced plans to build the Amo Residence project. This is a 99-year leasehold city-fringe residential condominium development. Located on Ang Mo Kio Avenue 1, the site has a land area of 136,481 square feet. United Venture Development is a joint venture between UOL Group, Singapore Land Group, and Kheng Leong, with stakes of 60%, 20%, and 20% respectively.
The Urban Redevelopment Authority (URA) opened the tender for this highly contested plot on November 26, 2020, and closed it on May 25, 2021. United Venture Development beat 14 other competitors to emerge as the top bidder with the highest bid of S$381.4 million, which translates to S$12,031 per square meter of gross floor area.
This plot is located at the western entrance of Bishan-Ang Mo Kio Park, surrounded by a wealth of natural and cultural resources such as local schools, nature trails, and public facilities. Amo Residence promises to provide a convenient and balanced life for those moving into the Ang Mo Kio area. The area is currently undergoing community upgrades, including longer dedicated cycling paths and additional transport nodes.
New Upgrades for Singapore’s First Cycling Town
On July 9, 2016, a four-kilometer loop connecting Ang Mo Kio Avenues 1, 3, and 8 formed Singapore’s first walking and cycling town. The project, jointly conceived and executed by the Urban Redevelopment Authority and the Land Transport Authority (LTA), aims to reduce residents’ reliance on private cars for travel within the town. To date, residents have been able to travel to and from Ang Mo Kio MRT station, Ang Mo Kio Swimming Complex, and Ang Mo Kio Town Centre within 10 to 15 minutes.

Ang Mo Kio has been included in the North-East Region town planning list, which also includes towns like Serangoon and Hougang, and will undergo significant upgrades under the URA’s Master Plan. Accordingly, by the end of this year, the existing 4-kilometer loop will be extended with an additional 16 kilometers of pedestrian and cycling paths.
Ang Mo Kio residents will enjoy car-free access directly to community centers such as Ang Mo Kio Community Centre, Teck Ghee Community Club, and Marymount Community Club. These new paths will make it possible to reach any part of the community within 20 minutes, while promoting a healthy, low-carbon lifestyle.
Quick Nature Trips at Your Doorstep
Those who enjoy a breath of fresh air during an afternoon break or an evening jog can head to Bishan-Ang Mo Kio Park, one of the largest urban parks in the central region. The park’s iconic canal blends seamlessly with the surrounding grassy slopes and is a great place to spot fish, local birds like the purple heron, and the nation’s beloved otters. The park also features a community garden where residents can grow their own vegetables. In addition, there is a butterfly habitat that is home to over 30 species of butterflies.

Plenty of nature trails can be found to the west and east of Amo Residence. A short 10-minute bike ride will take you to the 50-hectare Thomson Nature Park. Along the way, you can find the preserved ruins of the original Hainanese village. Connecting Ang Mo Kio to the Rest of Singapore
Once the first phase of the Cross Island Line (CRL) is completed in 2030, Ang Mo Kio MRT station will transform from a single-line station into an interchange hub. Currently, residents need to make multiple transfers between MRT lines and buses, a 60-minute journey, to get from Ang Mo Kio to Loyang. Once the direct MRT link between Ang Mo Kio station and the upcoming Loyang station is completed, travel time will be reduced to just 30 minutes.

Similarly, residents will only need to travel three MRT stops to reach Hougang MRT, instead of taking a 30-minute bus ride from Exit B of Ang Mo Kio station. This line will also allow for transfers via the Bright Hill interchange, quickly connecting residents to Lentor MRT and Mayflower MRT, truly making Ang Mo Kio a crossroads in the northern region of Singapore.

Residents interested in local history might note that the upcoming town near Lentor MRT station is also close to one of Singapore’s earliest civil servant residential areas. Teachers’ Estate, true to its name, was acquired by the Singapore Teachers’ Union in 1967 to provide affordable housing for public school teachers at the time.
